The standard duration of a contract is 12
months. However, occasionally we may also
be able to offer contracts with slightly shorter
duration. Contracts typically end between July-September,
before the intake of new students for the academic
year starting in September.
It is preferred if tenants pay by standing order,
which can be easily set up. Please refer to payment
methods for further information.
For students on a 12-month contract, rent is payable
in three instalments of 4 months rent paid in
advance. For those on a 6-month contract, rent
is payable in two Instalments of 3 months rent
paid in advance.
For
working professionals, rent is paid on a monthly
basis in advance.
Rent is calculated per calendar month,
therefore monthly rent is not simply calculated
as 4 times the weekly rent, because there are
more than 4 weeks in a month. Monthly rent is
calculated by multiplying weekly rent by 52 (weeks
in year) and dividing by 12 (months in year).
The total rent is then calculated by multiplying
rent per calendar month with the duration of the
contract in months.
E.g. If weekly rent = £40 and duration of contract
is 10 months
> Monthly rent = (40 x 52) / 12 = £173.33
> Total rent = 173.33 x 10 = £1733.30
Yes. This is to cover the landlord against any
damage done to the property. If there is no damage,
then the deposit is refundable at the end of the
contract and on return of the keys.

Once payment is received you will receive an electronic

Yes. If you are a professional, then you will
need references. Upon signing the tenancy agreement,
the tenant will normally be expected to bring
along at least three of the following references:
Employer Reference, Landlord Reference, Character
Reference or Bank Reference.
You will not need to pay extra if you can find
a replacement for the room, who can take on the
remainder of your contract. Otherwise, you will
be responsible for rent until the remainder of
the contract.
This totally depends on your usage of gas and
electricity, as well as the size of the property.
If you use energy economically, then gas and electric
bills combined amount to approximately £5
per person per week (PPW) if you are sharing a
5-bedroom flat, otherwise approximately £12
PPW for 2-bedroom flat.
All bedrooms have single or double beds, wardrobe,
desk and chair. Kitchen contains fridge-freezer,
gas cooker, microwave and washing machine. Bathrooms
have electric shower.
No. However, telephone points are available
in all properties and tenants usually arrange
Internet access amongst themselves. The most common
providers of broadband access in the Newcastle-Gateshead
area are Telewest and BT. Internet access tends
to work out quite cheap if rental is split between
tenants in the property.
All properties have mortice locks on front and
back doors and most also have burglar alarms.
All bedrooms are lockable. It is important that
doors are locked when no one is in the premises.
All properties come fitted with smoke alarms.
Nevertheless, it is still advisable to have adequate
insurance, as the landlord will not be responsible
for losses or damage incurred.
All properties have building insurance. However,
this does not cover losses to tenants’ belongings.
Therefore, tenants are advised to take out contents
insurance to protect against accidental damage
and theft.
The common areas of the property must be kept
clean all the time - living/dining room, kitchen
and bathrooms. If not, a cleaner will be called
and a fee charged to the whole property. A minimum
of £20 will be charged depending on size of the
property. Alternatively, you can arrange with
the landlord for your property to be cleaned regularly.
Full time students are not liable for council
tax, but should contact the City Council to register
themselves as students. Working people should
