  • + What is the minimum rental period?
    • The standard duration of a contract is 12 months. However, occasionally we may also be able to offer contracts with slightly shorter duration. Contracts typically end between July-September, before the intake of new students for the academic year starting in September.
  • + How do I pay rent?
    • It is preferred if tenants pay by standing order, which can be easily set up. Please refer to payment methods for further information.

      For students on a 12-month contract, rent is payable in three instalments of 4 months rent paid in advance. For those on a 6-month contract, rent is payable in two Instalments of 3 months rent paid in advance.

      For
    • working professionals, rent is paid on a monthly basis in advance.
  • + How is total rent calculated?
    • Rent is calculated per calendar month, therefore monthly rent is not simply calculated as 4 times the weekly rent, because there are more than 4 weeks in a month. Monthly rent is calculated by multiplying weekly rent by 52 (weeks in year) and dividing by 12 (months in year). The total rent is then calculated by multiplying rent per calendar month with the duration of the contract in months.

      E.g. If weekly rent = £40 and duration of contract is 10 months
      > Monthly rent = (40 x 52) / 12 = £173.33
      > Total rent = 173.33 x 10 = £1733.30
  • + Do I have to pay a deposit?
    • Yes. This is to cover the landlord against any damage done to the property. If there is no damage, then the deposit is refundable at the end of the contract and on return of the keys.
  • + How do I reserve a room?
    • Simply go to the relevant property/room you are interested in (using the online search), and in the ‘property details’ page you can click ‘submit query’ at bottom of the screen and fill out the online form. Alternatively, you can send an e-mail to info@askpropertyservices.com with details of the property/room you are interested in, length of contract, preferred moving-in date and whether you are a student or professional. If your application is approved, we will send you an e-mail containing instructions how to pay. Once payment is received you will receive an electronic copy of your contract.
  • + Do I need to bring references?
    • Yes. If you are a professional, then you will need references. Upon signing the tenancy agreement, the tenant will normally be expected to bring along at least three of the following references: Employer Reference, Landlord Reference, Character Reference or Bank Reference.
  • + What if I want to vacate the property before my contract
       end date?
    • You will not need to pay extra if you can find a replacement for the room, who can take on the remainder of your contract. Otherwise, you will be responsible for rent until the remainder of the contract.
  • + How do I report problems with the property?
    • It is preferred if tenants login to their secure accounts and report problems online. Tenants can also phone to lodge complaints.
  • + Am I allowed to change energy supplier?
    • Normally this is not allowed. You must consult the landlord before changing energy supplier.
  • + How much are gas and electric bills on average?
    • This totally depends on your usage of gas and electricity, as well as the size of the property. If you use energy economically, then gas and electric bills combined amount to approximately £5 per person per week (PPW) if you are sharing a 5-bedroom flat, otherwise approximately £12 PPW for 2-bedroom flat.
    + How much are water rates?
    • For a flat, water rates are approximately £200 per year. For a house, they are approximately £250 per year.
    + Can I share my room?
    • You must consult the landlord. If you are allowed to share a room, the rent will be higher.
  • + Can guests stay overnight?
    • Tenants can have guests stay overnight, but not on a regular basis. Also, other tenants in the property must be consulted first.
  • + How is the property furnished?
    • All bedrooms have single or double beds, wardrobe, desk and chair. Kitchen contains fridge-freezer, gas cooker, microwave and washing machine. Bathrooms have electric shower.
  • + What do I need to bring with me?
    • You need to bring your own bedding (quilt, pillow, bed sheets), towels, kitchen utensils, and other electrical items like TV, radio.
  • + Do rooms have Internet access?
    • No. However, telephone points are available in all properties and tenants usually arrange Internet access amongst themselves. The most common providers of broadband access in the Newcastle-Gateshead area are Telewest and BT. Internet access tends to work out quite cheap if rental is split between tenants in the property.
  • + How secure and safe is the property?
    • All properties have mortice locks on front and back doors and most also have burglar alarms. All bedrooms are lockable. It is important that doors are locked when no one is in the premises. All properties come fitted with smoke alarms. Nevertheless, it is still advisable to have adequate insurance, as the landlord will not be responsible for losses or damage incurred.
  • + Do I need to take out my own insurance?
    • All properties have building insurance. However, this does not cover losses to tenants’ belongings. Therefore, tenants are advised to take out contents insurance to protect against accidental damage and theft.
  • + What about cleaning?
    • The common areas of the property must be kept clean all the time - living/dining room, kitchen and bathrooms. If not, a cleaner will be called and a fee charged to the whole property. A minimum of £20 will be charged depending on size of the property. Alternatively, you can arrange with the landlord for your property to be cleaned regularly.
  • + Is car parking available?
    • Most properties have free off-street car parking.
  • + Am I responsible for council tax?
    • Full time students are not liable for council tax, but should contact the City Council to register themselves as students. Working people should pay council tax. For more details, please refer to site: http://www.newcastle.gov.uk/counciltax
  • + Do I need a TV license?
    • You are responsible for purchasing a TV license if you are using a TV set or even viewing TV via PC. Please refer to site: http://www.tvlicensing.co.uk
  • + Printer problems - why is the whole page not printed?
    • You have to adjust the page setup settings. Go to File > Page setup, then manually change the paper size and margins settings. Check the layout in ‘print preview’, and when satisfied click on print.
