ASK offers students and professionals a flexible approach to tenancy. Rooms can either be let on an individual basis, or the entire property can be let to a group.
Tenancy Agreement (or Assured Shorthold Tenancy Agreement)
This is a legally binding contract signed by the tenant
(individual or group) and the landlord, explaining the
rights and responsibilities of both parties. It also commits
the tenant to a room or property for the entire duration
stated in the contract. Typically, contracts are for a
minimum of 6 months and up to a maximum of 12 months.
Tenants wishing to stay longer will have to sign a new
contract, again with a minimum duration of 6 months. Discounts
are also available to tenants who renew contracts. Students
tend to pay rent in 3-4 monthly installments in advance,
whereas professionals pay monthly in advance.
A deposit is also required when moving into the property. This is fully refundable when the tenant moves out, providing there is no damage to the property and all keys are returned.
If you are a professional, then you will need references. Upon signing the tenancy agreement, the tenant will normally be expected to bring along at least three of the following references: Employer Reference, Landlord Reference, Character Reference or Bank Reference.
